How does Sakura-House differ from ordinary agency Japan?
To rent a room in Japan, a large deposit is usually required, equivalent to 1 ~ 2 months’ rent (or key money, "shikikin" in Japanese) (partially refundable), gift money to the landlord (or "reikin" in Japanese, 1 ~ 2 months’ rent, not refundable) and commission (1-month rent, non refundable).
Along with the first month's rent, you need to be prepared to pay an amount equivalent to up to 6 months’ rent, possibly thousands of dollars. Moreover, these apartments are not furnished. You have to buy your own furniture and utilities are not included in the rent (a further 10,000 - 15,000 Yen/month).
At Sakura House, we only require a deposit of 30,000 Yen and the first month's rent to move in. Rooms are furnished and utilities are already included so you don't have to go through the trouble of applying for services Japanese.
When moving into an apartment in Tokyo a guarantor or a co-signer is usually required. In most cases only a Japanese national with a steady income will be taken into consideration. However with Sakura House a guarantor or co-signer is NOT required.

What is the difference between a guest house / an apartment / a dormitory?

Yes. There's either a bed or a Futon set (Japanese- style bedding) with clean linens (e.g. bed cover, sheets, etc.), basic furniture (e.g. bookshelf, desk, chair, trash can, mirror, etc., may differ from room to room) and dishes. You can pop in with a suitcase and kick-off life in Tokyo immediately.
Yes, each room is equipped with an air conditioner. In guest houses, the living room is also equipped with air-conditioning. You can stay comfortably at Sakura House all year round.
Utility expenses such as electricity, water & gas are included. We also provide Internet connection at no additional cost. You don't have to go through the trouble of applying for these services.
Sorry, rooms are not equipped with a fixed telephone line. Some of our guest houses have pay phones installed in the common area. Some rooms have a phone line jack, so it may be possible for individuals to make a contract with a service provider. However, most of our residents prefer the more versatile mobile phone for their communication needs.
Availability can be checked on this website or by simply contacting us by phone. After confirming vacancies, a reservation can be made by simply completing the deposit agreement and transferring 30,000 Yen by wire or credit card. Payment for the first month's rent is not required until you come to our offices to sign the lease agreement. Please contact us for further information on payment. (Please be reminded that any room or bed cannot be reserved without the deposit)
Our minimum rental term is just 1 month. If you plan to stay less than 1 month we recommend SAKURA HOTELS & HOSTEL located in downtown Tokyo, starting from only 2,940 Yen per night.

Of course, we encourage you to take a look first. Please contact us to arrange a viewing. It is not necessary to visit our office; simply contact us at the number below. We can arrange for a member of staff to meet at the nearest station. If the room is not available, please visit our website or come to our office to check out the photos and video.
We only require a deposit of 30,000 Yen per person, which is partially refundable (up to 20,000 Yen). There is no need to pay reikin, shikikin, comission or any other miscellaneous fees.
No. We might ask for your parent's or relative's address if you don't have a permanent address in your country. We also request the name of a person or a group that we can contact in case of emergency (both in Japan and your country). However, we do NOT require a guarantor.
I want to share a guest house room with someone else. Can this be arranged?
Sakura House also provide "Shared Rooms", guest house rooms shared by 2 to 3 people. For other rooms, you have to find your own roommate. If your budget is lower, you can choose a dormitory, a room shared with 4 to 6 people.
After I have paid my deposit, can I transfer my reservation to another room?
We regret that we are unable to transfer reservations to another room.
However in order to protect your benefits, we have a Advance Reservation system allowing residents move to another room from the 2nd month onwards, at no extra cost. Please see the above above link for further details.
Your office closes at 8 p.m. My flight arrives at Narita Airport at 5 p.m., Do I have enough time to check in?
From Narita Airport to Shinjuku it takes approximately 2 hours. If your flight arrives in Narita before 5:00pm please come to our offices on the same day.
If the arrival time is between 5:00pm and 6:00pm, please call us (03-5330-5250) to see whether you can still make it to Shinjuku before we close for the day.
However, if your flight arrives after 5:00pm, we do not recommend hurrying to our office with all your baggage, since it would not be an easy ride especially during rush hour! Instead we suggest that you take your time and relax. Spend the first night in Sakura Hotels and come again the next day.
What kind of documents do I need to sign the Lease Agreement?
Please bring the following documents with you when you come to our office to sign the Lease Agreement:
A copy of your passport and visa will be made for filing purposes only. Please understand that, nobody would want to share a house with individuals who refuse to identify themselves. Rest assured that we will never disclose your personal information to a 3rd party. Sakura House reserves the right to refuse reservations from individuals whom we consider not suitable.
My friend is coming to Tokyo. Can I let her / him stay in my room?
In the event that you wish to have a guest stay over please inform us in advance. A fee of 2,000 yen per night/person will be applicable. Sakura House will provide an extra set of Futon for this period.
For safety reasons, smoking is prohibited indoors, including toilets and living room. When smoking outside, please show consideration to others by properly disposing of cigarette buds.
There will be 2 of us. Is it possible to have an extra bed?
Depending on the size of the room, an extra bed can be provided upon request. In most circumstances, we recommend versatile and efficient "Futon" sets (Japanese mattress) that can be tucked away easily.
When is the monthly cut-off date? When do I pay next month’s rent?
The monthly cut-off date is calculated exactly 1 month from the day the lease agreement is signed, inclusively. For example, if you sign the agreement on 15th January:
Do I need to inform Sakura House before I move out? What exactly does the "1-month Move-out Notice" mean?
In the event that you wish to move out, we require at least 1 month advance notice. Notice must be givenby completing our “1-month move-out request notice” form and bringing it to our office in Shinjuku in person. The remaining rent will be calculated and a move-out inspection will be arranged beforehand.
Please be reminded that if a minimum of 1 month advance notice is not given, a 1 month rent will still be imposed from the day we are informed. In the event that you wish to move out, please inform us at your earliest convenience.
I wish to move out during the middle of the month, do I still have to pay for the remainder of the month?
Provided that we are informed at least 1 month beforehand, we will calculate your daily rent and multiply it by the days you plan to stay before moving out. Please confirm your exact move-out date so that we can calculate your remaining rent accurately.
What is "Move-out Inspection"? Is there anything I need to do beforehand?
On your move-out day, our staff will come to your room and check its condition together with you. If everything is fine, then all the move-out procedures will be complete.
Before we arrive, please pack up your belongings, dispose of any garbage, vacuum the floor, wash and dry the sheets, etc. For further details please refer to the documents received when the Lease Agreement was signed.
How much of the deposit will be refunded when I move out?
Under normal circumstances, 15,000 Yen of the deposit will be deducted for routine care and maintenance. A maximum 15,000 Yen of the remaining deposit will be refunded to you upon completing the normal check-out procedures.
In the event that your room has not been cleaned prior to inspection, e.g. unwashed sheets, wear-and-tear due to improper use, etc., a corresponding amount will be further deducted from the deposit. Therefore please remember to tidy your room beforehand.
Can I reserve a specific timeslot for the check-out inspection?
Check out is available between 10:00am and 5:00pm everyday (except year-end and New Year holidays). Please indicate your desired check-out time when completing out the 1-month move-out notice.
Please check your flight's departure time. Narita Airport is approximately 60km from downtown Tokyo. In the event that you have a morning flight we suggest checking out 1 day before and spending the night in a hotel. This way you don't need to worry about being late and your journey would surely be a pleasant one.
